Massachusetts Chapter 40B Affordable Housing
We have been developing Chapter 40B projects since 1992, as principals and as consultants. We are proficient and knowledgeable about DHCD and MassHousing program guidelines and have successfully navigated the complicated permitting process for many developers. We handle all facets of 40B development including permitting, housing lottery, and project monitoring. Our permitting services begin with initial site eligibility from the state, continue through the issuance of approvals from the city or town, and are offered as units become available for resale.
Lottery Services
We are certified by the state of Massachusetts to conduct affordable housing lotteries. Our lottery services are currently offered for home ownership units only. We no longer handle rental projects. Our lottery services include advertising, resident selection, financing assistance, and administration. We manage participants from the lottery through occupancy whether they be first-time home buyers or age-restricted purchasers. Having successfully permitted and constructed a number of affordable projects since the implementation of Chapter 40B, we formed alliances with state agencies.
Land Use Permitting
For those unfamiliar with the approval process or simply too busy, we take the headache out of permitting by maintaining control from pre-design through final approval. We facilitate the collaborative efforts of the architect, engineer, state, and municipality to achieve the best project for both the community and the developer.
